The coffee plantation area is among the highest elevations in Managua and after Matagalpa or at a similar time was the cradle of coffee farming in Nicaragua. These are fertile farmlands; I would say some of the best lands near Managua City.
The coffee plantation is made up of 139.2 Acres / 80 Mzns / 56.40 Ha at elevations between
1,640 –2,133 Feet. The coffee varieties being grown on this farm are Red and Yellow Catuai and Bourbon which are a high-yield coffee varieties.
This Coffee Hacienda has coffee plantations that need to be renovated. Only +- 37% of the coffee plantations can be rescued. The coffee-growing can be expanded to more than 139.20 Acres.
The Agroforestry system in this Coffee Hacienda helps preserve hundreds of bird species, deer, howler monkeys, sloths, owls, and other wildlife species. Not to mention the preservation of water springs.

WATER SOURCES: This Coffee Hacienda has public water service, 2 water springs with creeks that never dries. Perfect rain patterns (1,800 mm/year). There’s also a 100,000 gln concrete water tank where rainwater is collected to irrigate the orchards, fruit trees, and coffee nurseries.
CLIMATE: The Farms location provides the perfect conditions to produce quality coffees, fruits: cool temperatures 68 – 82.4 F average (20-28 C). Perfect rain patterns (1,800 mm/year), clean mountain air, and clean and fresh rainwater perfect for coffee and any agricultural purposes.
ELEVATION: The coffee is grown at elevations ranging from 1,640 –2,133 Feet (500 – 650 MASL). Sierras de Managua has a Micro-climate enviable to the rest Managua City.
COFFEE VARIETY: The best quality coffee varieties are planted on the farm - Red and Yellow Catuai and Borbon. These coffee varieties exhibit an outstanding cup quality with a very peculiar and unique cup of coffee flavor and this is due to its Clay Loam / Rich Volcanic Soils. The coffee plantation density is between 5,800 – 6,960 coffee plants / Acre.
All these factors help to create a unique and outstanding cup of coffee showing a pronounced acidity, strong body, and sweet aroma, the finest coffee Nicaragua has to offer.
PERSONNEL: 10 employees -fixed positions and 60 coffee pickers only hired during the harvest season.
COFFEE HACIENDA BREAKDOWN:
139.2 Acres / 80 Mzns / 56.40 Ha Coffee plantation from which approximately +- 37% of the coffee plantations can be rescued.
243.60 Acres/ 140 mzn / 98.7 Ha of virgin mountains never used for agriculture – 85% can be used for Coffee, cacao; 15% can only be used as forests – virgin mountain.
87 Acres/ 50 mzns/ 35.25 Ha have been used as paddocks but now are under reforestation – 10% can only be used as forests.
52.2 Acres/ 30 mzns/ 21.15 Ha were Coffee plantation but since 40 years ago have been in the process of reforestation.
34.80 Acres/ 20 Mzns/ 14.10 Ha are used for growing beans, corn etc, 70% has never been used and are under natural reforestation.
OTHER AGRICULTURAL PRODUCTS:
QUARRY STONE / PIEDRA CANTERA: Piedra Cantera in Nicaragua has used a construction product widely used all over the country to build country homes, perimeter walls, to build sidewalks etc. The Coffee Hacienda has a Piedra Cantera / Quarry Stone mine, an assessment needs to be done to determine supply. In the past, the farm owners have been able to use Quarry Stone from this Mine to build water reservoir tanks and houses walls among other uses.
Precious Wood: It’s estimated that there are 2,000 Laurel trees from which 500 can be lumber and be used for furniture or building material. In smaller amounts there are other species that can be lumbered: Cedar, Guanacaste, Mora, Tempisque, Níspero de Montaña, Acetuno, Tigre, Ron Ron, etc. There are other species that can sum up 1,000 more precious wood trees.
Charcoal: The Coffee Hacienda has many trees. 100,000 Madero Negro trees have been planted all over the coffee plantations excellent wood for fencing poles, construction of roofs and walls, firewood, charcoal, and for country home furniture. There are other species that can be used as fuel. Using an oven, the farm can supply charcoal for BBQing.
Fruit Trees: The farm has 1 acre used for fruits trees such as lemons, oranges, mangos, avocados, coconut trees, etc., much more can be planted.
PROCESS
Our coffees are processed using the Wet Method which is considered the process of higher quality and is traded at a higher price level.
Sorting and cleaning are necessary after harvesting the ripe cherries. After sorting and cleaning, the pulp is removed from the cherry. This process is the main difference between dry and wet methods, as the flesh is separated from the fruit before drying. The step is referred to as "pulping".
The pulping is done by machine - the cherries are pressed between fixed and moving surfaces. The flesh and the skin of the fruit remain on one side, the beans still enclosed in their parchment on the other side. The distance of the moving surfaces is constantly adapted so that the beans are not damaged.
Next, the coffee cherry's mucilage is removed through fermentation. Finally, the beans are dried, either in the sunlight or using forced-air drying.
In our case, the coffee beans are sun-dried in a Coffee Mill of our choosing. There are many Coffee Mills in Managua that provide that service.
Electricity runs on the farm.
Labor in Rural Nicaragua is the cheapest in Central America starting @ $0.92 / hr.

El Crucero
Located on the summit and slopes of the 'Sierras de Managua', this municipality is known for its cool weather, despite being in the middle of a department of warm temperatures. Its urban center is the town of El Crucero, which has a hotel, a canopy tour, many restaurants serving international food and viewpoints with panoramic views. An interesting site is the community of El Ventarron, from where one can see the ocean and feel the strong winds. Fog is also common in the area.
