DESCRIPTION:
THE FARM
1. Edaphoclimatic Conditions:
- Total Area: 5,334.84 Acres / 3,066 mzns.

- Average Temperature: 78.8 F / 26 C.
- Elevation: 230 FASL (70 MASL)
SOILS: 1,218 Acres / 700 mnzs clay soils. The rest of the farm’s soil is Clay Loam and silty Loam.
2. Location:
The farm is 25 mins away from Managua’s International Airport. The paved road runs 4 kms in front of the farm.
3. Infraestructura:
- 18.64 miles / 30 kms of internal gravel roads.
- 348 Acres of a Quarry Stone mine.
- 2 artesian wells. Ideal for cattle ranching.
- Five Wells with aero-engine located in different locations of the farm.
- There’s good cell phone and internet coverage.
- There are 3 towns nearby to provide enough labor. These towns provide primary and secondary schools, health centers, energy, drinking water, among other services. On the other hand, being close to Managua facilitates having professional labor in the area.
4. Water and Irrigation:
Two water canals for irrigation purposes across the farm. The CP1 (Principal Canal 1 in its Spanish Acronym) is located on the north side of the farm which is highlighted in blue on the map’s photo – this canal runs inside of the farm for 2.5 miles / 4 kms long. This canal has a capacity of 1,321 Glns / 5 cumts per second and it's connected directly to the Canoas dam sluice. The CP2 (Principal Canal 2 in its Spanish Acronym) crosses 1.86 miles / 3.5 kms of the farm and has a capacity of 528.34 Glns / 2 cumts per second. CP2 connects to Malacatoya River and at the same time to the lowest side of the Canoas Dam. Malacotoya River borders the farm for 1.58 miles / 2.5kms.
As of today, there are 696 Acres / 400 mzns of rice being harvested, but there are 696 more acres / 400 mzns ready to be planted and 522 acres / 300 mzns that can be exploited for rice totaling 1,914 acres / 1,100 mzns for rice.
5. The Malacatoya River borders the farm on the East side for 1.58 miles / 2.5kms. This part of the farm has water 365 days of the year.
6. The concrete water pipes to transport water is still in excellent condition. The Piping has 15 kms long in telescopic pipe design starting in 12 inches in diameter at the water canal and ending in 8 inches in diameter.
7. The approximate underground water flow is around 300glsn / min to 800 glns / min at a depth of 200 feet approximately.
8. It’s important to highlight that both superficial and underground water that’s used for irrigation purposes is Grade A which means is top quality for irrigation purposes, no salts, and other elements that may affect the use of agriculture.
9. From CP1 1,392 acres / 800 mzns of rice are being irrigated by gravity and superficial canals. There are 522 more acres / 300 mzns that can still be exploited for rice totaling 1,914 acres / 1,100 mzns that can be destined to growing rice. 4,350 acres / 2,500 mzns can be irrigated making little use of water pumps since 95% of the farm has flat landscapes and there’s plenty of superficial water that runs through water canals across the farm.
10. The Quarry Stone Mine is 348 Acres / 200 mzns big.
The estate has been owned by the same family for at least 140 years.
In Earlier years peanut was successfully grown in some parts of the farm.
P.S.: Since CP1 and CP2 run across the farm for many miles electricity consumption is very low for producing rice making this farm’s irrigation system very profitable with regards to irrigation costs.
RICE MILL
The rice mill was built in 2009 with the purpose of offering rice drying and threshing services for the owners as well as for third parties. The rice mill services as a whole offer harvesters, transport of humid rice bran, drying, and threshing. Also, there’s machinery for rice sowing, laser levelers, disk harrow, mechanized fertilization for pesticides, and herbicide applications. The rice that is processed in the mill is commercialized by the clients who paid the services or it’s bought by the mill.

3. MERCHANDISING
The mill's primary client is One of the biggest supermarkets in Nicaragua. To comply with the supermarket requirements the mill monitors the product quality daily through a lab the ill has on its premises.
With trained staff, the mill’s staff measures the product's temperature, humidity, rice whole/broken proportions, rice plaster, objectionable product, and coercion percentage among other measures. In addition, pest rejects – insects and rodents monitoring are conducted daily to avoid product infestations and guarantee the innocuousness of the final product. The supermarket store buys from the mill between 273 Tons and 455 Tons of rice 80/20 quality every month. For that purpose, the mill has to have enough products to comply with its client buying rice from third parties who thresh the rice in the mill or even import rice from other countries.
